Garage organization across St. Johns County

St. Johns County has been among the fastest-growing counties in Florida for most of the last decade, and almost all of that growth arrived as master-planned communities rather than scattered infill. The result is a county where garages cluster by build era: a 2006 garage in Julington Creek Plantation, a 2015 garage in Durbin Crossing and a 2023 garage in Shearwater have very different problems, even though they sit within a few miles of each other.

We work across the whole county and adjust the approach to the house rather than running the same template everywhere. The estimate is free and on-site precisely because the right answer is not obvious from a floor plan.

The county is not one market, it is several

The northwest corner — Fruit Cove, Julington Creek Plantation and the neighborhoods around them — is the established end of the county. Homes there are old enough that garages have accumulated two decades of belongings, and often old enough that whatever storage exists was bought piecemeal from a big-box store and mounted wherever there happened to be a stud.

The State Road 9B and County Road 210 corridor is the newer middle. Durbin Crossing, Aberdeen, RiverTown, Shearwater and the Cimarrone and St. Johns Golf & Country Club area are all substantial communities in their own right, and their garages tend to share the newer-build problem: generous square footage, structurally sound ceilings, and absolutely no storage installed at handover. RiverTown and Shearwater in particular are still growing quickly, which means a high share of households that moved in recently and never finished unpacking.

What all of them have in common is that the garage is the only unfinished room in an otherwise finished house. Nobody chooses a floor plan based on the garage, so it becomes the default destination for anything without a home — and in a county where households tend to be young and family-heavy, that accumulates fast.

Not less, just different. Older garages usually need volume removed first. Newer garages are often nearly empty of storage but full of belongings, so the work is almost entirely design and installation rather than hauling.

Usually yes. Newer trusses are generally straightforward to mount to, but we check framing and clearance during the free estimate rather than assuming, because garage door tracks and openers vary a lot between builders.
