If the new attic door and trim need painting, it is $100 to paint the trim and door, with white paint only. For a different color, the paint must be purchased and provided by the homeowner.
A ladder and a floor, in one visit
Most garages here have a second garage directly above them that nobody can use. Sometimes the ladder is the problem: a light builder-grade one that flexes underfoot, or a hatch with no ladder at all. Sometimes it is the floor: bare joists, with nowhere to set a bin down. Usually it is both.
A good ladder into an attic with nothing to stand on gets you a better view of the joists, and a decked attic you have to reach on a ladder that moves under you is one you stop using. The Upper Den fixes both at once, so the bins that are filling the garage floor have somewhere to go.
How the package works
We supply the ladder and fit it square into the framed opening you already have, or swap out the builder’s original and take it away. Aluminum is what we fit in most Northeast Florida garages: it is lighter to pull down and does not swell or rot in the humidity.
Three measurements decide which ladder fits: ceiling height, the size of the rough opening, and the clear floor the ladder needs through its whole swing. All three are measured at the estimate, before anything is ordered, and we tell you the duty rating of what is going in.
Two 4×8 sheets of 3/4-inch plywood, cut to fit downstairs, passed up through the hatch and fixed across the joists with the edges landing on bearing and the fixings flush. Laid beside the hatch, that is a storage platform where bins sit within reach of the ladder.
The decking sits above the insulation rather than crushing it, and where the roof pitch drops and headroom runs out, the edge is left bare. Need a walkway or a larger deck? More attic flooring can be added by the section.
A Northeast Florida attic runs far hotter than the garage underneath it for most of the year. Holiday decorations, luggage, camping gear, sports equipment, tools and plastic bins are all fine. Candles, vinyl records, paint, adhesives, aerosols, photographs, documents, electronics and anything with a battery in it are not: those want the coolest wall in the garage. We will say which of your things belong where while we are up there.

This is storage decking, not a room conversion. Insulation, electrical work, drywall, HVAC and construction are not included. We are installers, not engineers: where a job needs a structural opinion, we will tell you so rather than deck it anyway.

Both parts are booked on their own too. Attic ladder installation covers a new or replacement ladder in an existing opening, and attic flooring covers decking by the section, from a walkway to the full span.

It depends on the framing. Older garages with conventional joists often carry a reasonable storage load; in a modern truss roof the bottom chords are engineered to hold up the ceiling, not to serve as a floor. We deck what the structure supports, keep loads close to bearing points, and tell you plainly if what you plan to store sounds heavier than the framing should carry.
