Oakleaf Plantation is a large master-planned community straddling the Clay and Duval County line, and between the Oakleaf Village core, Eagle Landing and the Forest Hammock and Silver Leaf areas it holds roughly twenty-five thousand people. That is a small city’s worth of two- and three-car garages, most of them built within the same twenty-year window and handed over without any storage in them.

The work here is nearly always the same shape: clear the floor, decide what the garage is actually for, and install the wall and overhead systems that make that decision stick.

A commuter community, and the garage shows it

Oakleaf sits far enough out that most working households drive to Jacksonville, NAS Jax or the Southside for work. That has a direct effect on the garage: two vehicles genuinely need to fit in it, which is the constraint that makes everything else hard. A garage that only has to hold belongings can absorb clutter indefinitely. A garage that has to park two cars cannot.

The second pressure is lot size. Oakleaf lots are generally modest and many homes have no shed, so the garage absorbs everything a shed would otherwise take — mower, trimmer, blower, fuel cans, ladders, yard tools and the bags of soil and mulch that come with maintaining a Florida lawn. Eagle Landing skews to larger homes and larger garages, but the pattern holds; there is simply more of it.

Third is the family layer. Oakleaf is young and family-dense, so bikes, sports equipment and outdoor toys accumulate quickly, and they are used weekly rather than seasonally. Anything a child has to put back needs to be reachable by that child, which rules out the overhead racks that would otherwise be the obvious answer.

Yes. Eagle Landing, Forest Hammock and Silver Leaf are all part of the same service area, and there is no travel difference in price between them.

That is the usual goal here, and it is what we design around. It generally means moving everything possible onto walls and into overhead racks, and being honest at the estimate about whether the volume in the garage will actually fit once it is off the floor.

Most finish in a single day. Larger installs — a three-car garage with several overhead racks and a full shelving run — occasionally run into a second day, and we tell you that at the estimate rather than partway through.
