Garage Floor Cleaning and Pressure Washing

The floor is the last thing anyone gets to and the first thing you notice once the clutter is gone. We wash garage floors, and only garage floors.

Pricing
$149/garage floor

Booked on its own, or included in The Pack Organizer and The Alpha Transformation. Not an exterior house wash.

Garage floors only

Two things worth saying before anything else, because both come up on the phone.

Two packages include it. The Pack Organizer and The Alpha Transformation both include pressure washing the garage floor. The other packages include a clean-up, sweeping and wiping down cleared surfaces, which is tidying rather than pressure washing. With one of those, or with no package at all, floor cleaning is booked on its own at $149.

We are not an exterior pressure washing company. No house washes, no roofs, no soffits, no fences, no patios as a service. We wash the inside of garages, because that is where the rest of our work happens.

The problem: nobody ever gets to the floor

A garage floor collects a decade of things nobody deals with in the moment. Oil that dripped while the car was parked. The gray film that blows in every time the door goes up. Rubber from tires, sawdust, spilled fertilizer, paint drips, and the outline of wherever a bin sat for three years.

None of it comes up with a broom, so it does not get dealt with: and because the floor is usually covered in stuff, nobody sees how bad it has got until the day it is finally clear.

What it costs

Garage floor pressure washing
Degrease, wash, rinse and squeegee, standard garage
$149
With a cleanout or install
Added to a booked job while the floor is already clear
$149

The floor needs to be clear for us to wash it. If it is not, a cleanout comes first and the two get quoted together.

What comes out, and what does not

Honest expectations are worth more than a promise here, because concrete is porous and some of what is on your floor soaked in years ago.

Comes out: general grime and the gray film, surface oil and fresh drips, tire scuff, sawdust and general debris, most paint overspray, and the dirt shadow left behind by bins and shelving.

Improves, but may not vanish: old oil that has been sitting for years, rust stains from something metal left on damp concrete, and dried paint that has bonded to the surface. Degreasing lifts a lot of it and the floor will look dramatically better, but a stain that has been in the slab since 2015 is part of the slab now.

We will tell you which yours is when we look at it, rather than after we have taken the money.

Bare, sealed and coated slabs

Not every garage floor is the same surface, and they do not all want the same treatment. Bare concrete is the most forgiving and the most absorbent, it cleans up well but holds old stains. Sealed concrete releases dirt more easily because less of it ever soaked in. Epoxy or a flake coating cleans up best of all, and needs the most care: the wrong pressure at the wrong angle can lift an edge or damage a coating that is already failing.

We check which you have before starting, and adjust. We do not apply coatings or epoxy, that is a different trade.

Timing: before the storage goes in

There is a right point in the sequence for this, and it is not at the end. The order that works is: clear the garage, haul away what is going, wash the floor, then install the shelving and racks and put everything back.

Do it in that order and the floor gets washed while it is empty and the storage goes onto a clean slab. Do it the other way round and you are trying to wash around the legs of a shelving unit that is now full of bins, which is how garage floors end up never being cleaned at all.

That sequence is exactly why this pairs with a cleanout and with storage installation.

How the job runs

The floor needs to be clear. We move what is light and movable, degrease the areas that need it and give that time to work, then wash the slab from the back wall out towards the door so everything leaves the garage rather than being pushed further in.

Then it gets squeegeed out and left to dry. Concrete looks darker while damp and lightens as it dries, so the finished result is not what you see the moment we stop. Give it a few hours before parking on it, longer in humid weather, and do not put cardboard or anything absorbent down on a floor that is still drying.

Questions

Floor cleaning questions

In two of them. The Pack Organizer and The Alpha Transformation both include pressure washing the garage floor. The other packages include a clean-up, sweeping and wiping down cleared surfaces, but not pressure washing; with those, the slab is a separate booking at $149.

No. We wash garage floors. We are not an exterior pressure washing company: no house washes, roofs, soffits, fences or patios.

They will improve, often a lot, but a stain that soaked into bare concrete years ago has become part of the slab. Fresh oil and surface grime come up well. We will tell you which yours is when we look at the floor rather than afterwards.

Yes, with the right pressure and angle, and coated floors actually clean up best of all. The risk is with a coating that is already lifting or failing, where washing can find the weak edge. We check what surface you have before starting and adjust.

A few hours, and longer in humid weather. Concrete reads darker while it is damp and lightens as it dries, so the finished look is not what you see when we finish. Keep cardboard and anything absorbent off it while it dries.

The floor does. We will move what is light and movable, but the slab has to be clear to wash it. If the garage is full, a cleanout comes first and we quote both together.
