Nocatee has a very particular garage problem, and it is the opposite of an old house’s. The space is generous: two and three-car garages are standard, but it was handed over as bare drywall and a bare slab, with no shelving, no racks and nowhere for anything to go. Everything ends up stacked against a wall because that is the only option the builder left.

Why so many Nocatee garages look the same inside

Nocatee is regularly ranked among the top-selling master-planned communities in the United States, year after year, and recorded 417 home sales in 2025 as the residential portion approaches full build-out. That scale produces a distinctive pattern: a large number of households that moved in recently, into homes of similar age and layout, all facing the same empty garage at the same stage of life.

Two situations come up constantly. The first is the unfinished move: boxes that came off the truck into the garage and never left, sometimes years later, because there was never an obvious place to put their contents. The second is accumulation speed: in a community this family-heavy, sports equipment, bikes, strollers and seasonal gear arrive faster than storage does.

The neighborhoods differ enough to matter. Del Webb Nocatee is a 55+ community where the work skews toward downsizing, sorting a lifetime of belongings and keeping frequently used items at a comfortable height rather than overhead, much like this three-car-to-one-car downsize. Family-heavy neighborhoods like Greenleaf and Twenty Mile need the opposite: hard-wearing zones at child height, and the fragile or seasonal things deliberately out of reach.

Garage storage in Nocatee

Structurally, a Nocatee garage is about as good as it gets for installed storage. Recent construction means engineered trusses at a consistent spacing, clear height in the nine to ten foot range, and drywall that has not been opened up four times. Overhead racks go in cleanly, full-height wall systems are straightforward, and there is enough clear wall in a two or three-car bay to zone properly rather than compromise.

What is missing is not capability, it is the garage organization plan. The builder handed over an empty shell, so the garage storage here is being specified from nothing rather than fixed, which is an advantage if it is done before the space fills, and a much bigger job afterwards.

The one measurement that catches people out is door travel. A three-car door sweeps a surprising amount of ceiling on its way up, and a rack positioned by eye will foul it. We cycle the door before we mount, and the racks land behind the travel line where the seasonal and the rarely touched can sit without ever being in the way of a car.
