Attic Ladder Installation and Replacement
A ladder you are willing to climb with a box in one hand. Supplied and installed into the framed opening you already have, or swapped for the builder’s original that flexes underfoot.
Ladder, fixings and fitting included, into an existing framed opening. Measured at the free on-site estimate.
Into the opening you already have
Nearly every garage built here in the last thirty years has a framed attic opening in the ceiling. Some came with a ladder, some came with a hatch and nothing else, and plenty came with a ladder so light that climbing it with anything in your other hand feels like a bad idea.
This is that job: supply a proper ladder, fit it square into the existing opening, and take the old one away. Where there is a framed opening and no ladder at all, we fit one to it.
What it costs
One price, whether we are replacing a tired ladder or fitting the first one into a bare hatch. Booked together with decking, both happen in the same visit.
The problem with the ladder that came with the house
Builder-grade attic ladders are chosen on price. They tend to be light, narrow, and rated at the bottom of the range, and after a decade of Florida humidity the hinges stiffen and the treads develop a flex you can feel through your feet.
What happens next is predictable: the household stops using the attic. Not consciously, it is simply that carrying a bin up something that moves under you is unpleasant enough that the bin gets left on the garage floor instead. Which is how a garage fills up while a perfectly good attic sits empty above it.
Aluminum, wood, and what the rating means
Aluminum is lighter to pull down, does not swell or rot in humidity, and is what we fit in most Northeast Florida garages for exactly that reason. Wood feels more solid underfoot and is quieter, but it is heavier to operate and less forgiving of damp.
The duty rating is the number worth paying attention to. It covers you and what you are carrying, so a 250 lb rating is not 250 lb of person, it is person plus bin plus whatever is in the bin. We fit ladders rated for real use rather than the minimum, and we will tell you the rating of what is going in rather than leaving you to find the sticker later.
Measuring: ceiling height, opening size, landing space
Three measurements decide which ladder fits. Ceiling height sets the ladder length, too short and the bottom section lands at an angle that throws you forward; too long and it fouls the floor. The rough opening has to match the ladder’s frame, because the frame sits in the opening rather than the other way round. Landing space is the one people forget: the ladder needs clear floor in front of it through its whole swing, which in a garage usually means checking where the car actually parks.
All three get measured at the estimate, before anything is ordered.
A new attic ladder in SilverLeaf
A SilverLeaf garage with a framed attic opening in the ceiling and no ladder worth climbing. The opening itself was fine, so it stayed exactly where it was: the new ladder went into the same frame.

On the day: the opening was boarded while the ladder was put together on the garage floor, then the ladder and its door were fitted into the frame and checked through their full swing before anyone climbed it.

What we don’t do
We work in an existing framed opening. Cutting a new opening through ceiling framing or roof trusses changes the structure, and that is a licensed trade rather than an install job: if that is what your garage needs, we will say so at the estimate instead of doing it anyway.
Drywall repair, construction and anything requiring a licensed electrician are also outside what we do. The ladder gets fitted, the old one goes with us, and the opening is left tidy.
A ladder without a floor is half a job
A good ladder into an attic with nothing to stand on gets you a better view of the joists. If the space above is bare framing, decking it is what makes the ladder worth fitting, and both together is a single visit rather than two. See attic flooring and decking, or ask for both at the estimate and we will price them as one job.

Attic ladder questions
$779, including the ladder, the fixings, fitting it square into your existing framed opening and taking the old ladder away. There is no separate charge for removal.
Yes, if they need it. Painting the trim and door is $100, with white paint only. If you would like a different color, the paint must be purchased and provided by the homeowner.
No. We fit into an existing framed opening. Cutting a new one means altering ceiling framing or roof trusses, which is a structural change and a licensed trade: we will tell you that at the estimate rather than taking it on.
Aluminum in most Northeast Florida garages: lighter to pull down, and it does not swell or rot in the humidity. Wood feels more solid and runs quieter, but it is heavier to operate and less tolerant of damp. We will talk through which suits your ceiling and who is climbing it.
You plus whatever you are carrying. A 250 lb rating is not 250 lb of person, it has to include the bin in your hand and everything in it. That is why we fit ladders rated above the minimum and tell you the rating of the one going in.
Yes, and it is the usual way we do it. Decking is $279 per 4 × 8 section on top of the $779 ladder, and doing both together means one visit and one tidy-up.
