St. Augustine has two completely different garage problems depending on which side of town you are on. We handle both — the tight historic ones and the big empty new ones.
Garage organization in St. Augustine
In the nation’s oldest city, the garage you have depends heavily on when your house was built. Downtown and in the Historic District, much of the housing stock dates to the early 1900s and has been remodeled since; garages there are small, sometimes detached, and sometimes not there at all. Inland toward World Golf Village the homes are recent and the garages are large but empty.
Those need opposite solutions, and we plan for the one you actually have rather than an average of the two.
Small historic garages and big new ones
Historic District properties are the harder and more interesting problem. Footprints are small, ceilings and door openings are often lower, and a detached garage or converted outbuilding may be doing duty as storage, workshop and lawn shed at once. Floor space is the scarcest resource, so the answer is almost entirely vertical: wall systems, hooks and overhead storage that use the height nobody is using, rather than shelving units that eat the floor you cannot spare.
Older structures also need more care about what gets mounted where. Framing in a remodeled early-1900s building is not always where you would expect, and load-bearing assumptions that hold in new construction do not necessarily apply. We check before we mount, and if something needs a different trade we say so.
Newer construction toward the west of the city has the reverse issue — plenty of space and structure, no system. There the work is zoning and installation rather than ingenuity. Both share the local climate problem: humid subtropical air and an unconditioned garage put condensation on tools and hardware, which is a stronger argument for enclosed, elevated storage here than it would be in a dry climate.
